

1. Springlawn house to be restored according to original design and furnished with 21 guest rooms, amenities, public areas and dining room.
2. Sandstone and marble fountain to be installed in front of house.
Gated entry and exit with landscaping at Kemble Street to provide visual screen. Driveway to be widened, with a pedestrian walkway to Kemble Street. Valet Parking to be provided for guests. Two handicap spaces will be provided at the mansion, and all other parking will utilize the existing gravel lot.
3. Carriage house to be restored and improved for resort use, with center event room and up to 5 suites.
4. Small fountain to be installed behind carriage house. Small vegetable and herb garden behind the fountain.
5. Pool with deck and steps connecting carriage house patio replacing dilapidated upper tennis court.
6. Formal garden with reflecting pool and fountains aligned with both Springlawn and Carriage House replacing dilapidated lower 5 tennis courts.
7. Rock garden aligned with Carriage House and reflecting pool.
8. Rose garden with birdbath aligned with Old Spring and mansion.
9. Old Spring restored and covered with gazebo as original.
10. New pedestrian-only gate installed at Old Stockbridge Road trailhead with parking for 2 cars.
11. Public access area (highlighted in pink) with new accessible trails linking Old Stockbridge Road to Kemble Street.
12. 2 tournament standard tennis courts, built on top of new maintenance shed.
13. New maintenance path to connect Clipston Grange to maintenance shed at tennis courts
14. Cantilevered covered parking structure with earth berm on street side planted with hedge to provide visual shield for the parking area.
15. Two new cottages of 5 suites each plus guest amenities, built in area of 2 large homes that must be demolished.
16. Pond to be improved to allow for public ice skating.
17. Clipston Grange to be restored and improved for use as Springlawn administrative offices on first floor and two managers' apartments on second floor.
18. Public trail access from Kemble Street leading to Pond and woodland trail area, finally linking to Old Stockbridge Road.
